
Tile is easy to damage and expensive to get wrong, and the damage can come from the people sent to fix it. A roofer who walks it wrongly leaves cracked tiles behind. One who pries where he should lift breaks the neighbors of the tile he came for. One who mortars tile that was never meant to be mortared makes every future repair cost more. How we work on a tile roof
We walk only the supported courses
An installed roof tile is supported along its lower edge, where it rests on the tile below, and unsupported across its middle. Tile manufacturers tell professionals to step on the bottom three inches of the tile for that reason, and they often do not cover breakage from foot traffic. We step on the supported edge of each course and nowhere else. It is slower. It is also the difference between an inspection and a new set of cracks.
We lift and stack, we do not pry
To get at the underlayment, tile has to come up. We lift each tile free and stack it in order on the roof, so every piece goes back where it came from. Tile that is levered out against its neighbors cracks them, and the repair grows by every tile broken on the way in.
We put the roof back the way the manufacturer intended
A cheap repair that sets tile in mortar where it was never meant to be mortared locks the roof up, and the next repair costs more because of it. We do not do that. We put the roof back the way the manufacturer intended, so the next person who has to open it can.

We show photos before we name a price
During the inspection we get on the roof, lift tile where we need to, look at the underlayment and the flashing, and photograph what we find. You see the evidence first and the figure second. The price is fixed, in writing and itemized by tile, underlayment and flashing before any work begins.
We recommend the smaller job when it will do
A roofer who only sells full replacements will find that every roof needs one. We repair what can be repaired. If the tile is sound and the underlayment has failed, we relay the tile you already own. What a written tile roofing scope should contain
- The slopes or areas of the roof being worked on.
- The underlayment product by name.
- How valleys, wall flashing and each pipe or vent will be treated.
- Which tile is reused and which is new, with the profile and color of the new tile.
- How hips and ridges will be finished.
- Who clears the site and hauls away broken tile and old underlayment.
- The fixed price, and the terms that apply to that job.
Our proposals set the scope and the job-specific terms out in writing. One point we are careful about: the 5-year warranty we publish applies to full foam roof makeovers only. It is not a warranty on tile work, and we would rather say so here than have it assumed.
Signs a bid was written without opening the roof
A tile roof cannot be priced honestly from the driveway or from a satellite picture. These are the signs that a bid was.
- No photos of the underlayment. If nobody lifted a tile, nobody knows what condition the waterproof layer is in.
- A figure given by phone. We do not quote tile work by phone, because the answer depends on what is under the tile.
- One line and one number. A bid that says tile roof repair and a total tells you nothing about what will be done.
- Underlayment left unnamed. The words new underlayment could mean almost any product.
- A full replacement as the only option. On a sound structure with sound tile, a relay should at least have been considered.
- No mention of matching. If the bid does not say where replacement tile is coming from, ask.
None of these proves a roofer is careless. Each is a reason to ask one more question before you sign.
Checking a roofer before you sign
Arizona licenses contractors through the Registrar of Contractors, and its website has a public contractor search. Look up any company you are considering and confirm that its license is active and covers roofing. After a monsoon storm, be wary of anyone who knocks on the door with an offer that expires the same afternoon. Ask where the company is based and look up its license before you agree to anything. Nobody reputable needs a decision on the doorstep, and a roofer who has to be chosen in ten minutes is not one who lifts tile and takes photographs first.
Why local knowledge matters on Mesa tile
Mesa is not one kind of roof. The city runs about 18 miles from Price Road in the west to Meridian Road in the east, and it was built in stages. As we describe the city on our own website, older ranch homes nearer downtown have flat or low-slope roofs, the newer subdivisions to the east are tile, and there are manufactured home communities and commercial buildings as well.
That spread changes the job from one address to the next. In Dobson Ranch, built between 1973 and 1999, the question can be whether a tile profile is still made. In Las Sendas, a master-planned community in the desert foothills of eastern Mesa with private gated neighborhoods, the first things to settle are what the community’s design rules allow and how a crew gets through the gate. In the eight locally designated historic districts, the City’s Planning office has a say before a roof is replaced. In Eastmark, which opened in 2013, the oldest roofs are only now reaching the age at which we expect underlayment to need attention.
